Current Market Conditions is Simi Valley

The graphs attached are from my local board of realtors.  I currently serve on one of the committees at my board (Conejo/Simi/Moorpark Association of Realtors).  Basically what the data is telling us is that there is NOT a lot of inventory  (not many homes for sale compared to prior years at this time of year),
 
and the homes that are being sold are being sold very close the original list price (The DOM/CDOM feature is currently not being calculated correctly so unfortunately we do not know exactly how long homes are sitting on the market.  (DOM/CDOM = DaysOnMarket/CumulativeDaysOnMarket))
 
 
(96-99% of List Price).  So the current market conditions would definitely NOT be considered a "buyer's market."  This is not meant to be bad news.  There ARE many homes for sale in the area, it just means that when we find the right home for you and your family, we will need to act quickly and submit a "SOLID" offer.  I just closed escrow on a home here in Simi after looking for close to a year with a client.  I share this with you to try and shorten the "learning curve" for you.   It can be a very frustrating process if we bid on a few houses, and we are consistently outbid because we are not sensitive to current market conditions.  Please review the attached data carefully so we can successfully bid on and close escrow on the home of your choice.  J

Some of the things that we can do to make your offer on a home more attractive, is to do some of the homework and get PreApproved with a lender.  If you are already PreApproved with a lender of your choice, that is GREAT!  If you would like a few names of some of my lender contacts, please just let me know and I can put you in touch with some great lenders.

Horse Property Needed in Simi Valley

I have been working with an excellent couple that lives here in Simi, they own 2 horses that currently live with them on a rental property.  Their lease is up soon, so we are looking for a horse property for them to purchase.
