It was a VERY INFORMATIVE meeting with some GREAT information that I was not even aware of... for all our First Time Home Buyers.

First a few "Did you know?" facts...
1. Did you know that if you have not had ownership interest in a home in the past 3 years, you may qualify for the First Time Home Buyer's incentives? (This is great news if you went through a short sale/foreclosure/bankruptcy!! Chances are you're getting awful close to that 3 year mark!)
2. Did you know there are 2 different programs (CHDAP and CHF) to assist First Time Home Buyers??? Please see the attached flyers for more information... AND... you can use BOTH at the same time! (One is a "Silent Second", and the other is a Non-Repayable "Grant".) If you are interested in these assistance programs, please note that there ARE income limits, but there is NO OBLIGATION to get PreApproved with my lender. There are many homes on the market right now, it may be a great time to get into your first home/condo/townhouse! Please see the attached flyers below (Please excuse my scribbles on the pages.) :-)
3. Did you know that if you are RENTING a home for about $1800/mo, you may be able to qualify for a monthly mortgage payment of about $2200/mo.* because of the tax benefits home ownership generally carries. (*Please consult your tax professional for your specific situation. This is not intended to be tax/legal advice. Always consult your Legal & Tax Professionals before entering any contracts.)

Do I REALLY need a realtor?
I have a friend that recently informed me that he may be in the market to purchase a home in the near future. So we talked a little bit about where they are in the process and the steps I would recommend when they are ready to move forward. A few months went by, and I "heard through the grapevine" that they were in escrow on a brand new home! My first thought was, CONGRATULATIONS! (I'm not they type of person that is offended if I don't get EVERY deal from EVERY person I know.) However, the more I discussed things with him, the more we both realized he REALLY needed me. I get the impression that - at this point - they don't really care if they get the home or not, they feel like they have been somewhat mistreated by the builder.
My friend went into the construction office thinking, "I have more bargaining power because I am not represented by a Realtor, so they will WANT to work with me." Unfortunately, he learned later that he REALLY should have gone in with a Realtor to help him negotiate a deal that is more in line with his thinking. My friend told me that he was HOPING they would work with him since he didn't bring his own Realtor, but they said, "No, If you don't want the home, there are 3 other families in line that want the home," so that's where the negotiation ended.
I can't tell you how my heart sunk for my friend and his family. They are GREAT people! I would have LOVED to help them get into the home of their dreams and help them negotiate a deal on their behalf. I share this with you to remind you, it's better to have someone you know and trust represent you when purchasing or selling a home. With that thought... Do YOU need a friend? :-)
